No — and it's often better if you don't. We regularly evaluate lots for clients before they buy, so you know what zoning will allow and what site work will cost before you're committed. That analysis has saved more than one client from a parcel that couldn't support the house they had in mind.
Either. If you already have an architect, we coordinate with them and price the design as it develops. If you don't, we'll introduce you to firms we've built with before and you choose. What we won't do is design in a vacuum and hand you a number at the end.
It depends heavily on jurisdiction and scope. Design and permitting typically run several months on their own, and construction on a full custom residence generally runs a year or more from groundbreaking. We give you a stage-by-stage schedule during pre-construction rather than a single optimistic number up front.
Washington DC, Maryland, and Northern Virginia. We hold a Class A license in Virginia and DC and have pulled permits across DC DOB, Montgomery County, Prince George's County, Fairfax, and Arlington.
Yes. Project takeovers are a core part of what we do. We assess what's actually been completed, document what needs correcting, and give you a clean budget and path to finish. Bring us the plans, the permit set, and whatever documentation you have from the prior contractor.
